Oceana is a group of senior communities located in Southern California, in the coastal city of Oceanside between San Diego and Los Angeles.

The Oceanas were built over a twenty-year period, starting around 1964 and completed in 1984. There are twelve separate sections of Oceana, each having a clubhouse and pool. More than 2000 homes and condos were built, offering many different floor plans, sizes, and price ranges. There are duplexes, triplexes, fourplexes, detached homes, and a three-story condominium building. The vast majority of the units are ground-level with no stairs (although a few may have stairs leading to their parking garage or carport). Housing prices range from $150,000 to $280,000. Rentals start at $925 and go to $1300 per month. We have both furnished and unfurnished rentals. Association fees range from $157 - $295/month, which includes water, sewer, garbage, cable TV, clubhouse, spa, pool and other amenities.

Age Restriction • Oceana was intended for active seniors, so there are restrictions. As set by the State of California, one resident must be at least 55 years of age, and no other inhabitant (other than spouse or cohabitant) may be under 45 years. Visitors under the age of 45 are allowed temporary residency as a guest for up to sixty days in any one-year period.

Original Oceana • The Oceanside Community Association is the nonprofit organization which is responsible for the administration of all of the affairs of the original and largest Oceana community. Each homeowner has a voice in this organization and the election of its board of directors. It is managed by a full-time administrator and staff, with an on-site office to serve the residents. Their main duties include supervising the exterior maintenance program and the activities at the clubhouse. All Oceana homeowners belong to this organization, and pay monthly dues. This covers all grounds maintenance and gardening, inner street and driveway maintenance, exterior house painting, cable TV, all water, trash collection, sewers, common-area lease, and the clubhouse facilities. Individual fire/earthquake insurance is extra, but all homes are on a group policy handled by the Association. The recreational facilities include a large clubhouse with an auditorium, stage, library/lounge, kitchen, card rooms, billiard room, art/ceramic studio, lapidary/jewelry shop, woodworking shop, two swimming pools, spa, the “Share & Wear” Boutique, and a private canyon with a community vegetable garden and dog run. Residents also receive a 25% discount on the Emerald Isle Golf Course adjacent to Oceana.

The Other Oceanas • Oceanas South, East, and Mission have one clubhouse per unit, each with a pool, spa, social room, and kitchen. Oceana Real has its own club room, pool, and spa. Vista Oceana has only pool and spa. The association dues vary in each Oceana section. In these sections of Oceana, individual fire insurance is included in the monthly dues; as well as the water, trash, sewers, cable TV, clubhouse/pools, and exterior painting. (In Oceana East, the association is responsible only for the painting of the exterior trim.) Policies for roof maintenance and/or replacement vary from association to association, ranging from complete association responsibility to none at all. Note there is no common-area lease in any of these Oceanas.

Floor Plans • More than 25 different floor plans were built, including duplex and fourplex types with centralized carports, attached single garages with adjacent single carports, double carports, or double garages. In original Oceana and Oceana East are also found individual homes with double garages or carports attached (or nearby). Locations offer a variety of ocean, valley, and mountain views.

Why Oceana? • Located about four miles from the ocean on an elevation of approximately 275 feet above sea level, survey proves this to be the perfect compromise between the hotter inland areas and the sometimes damp and cool ocean front. Our climate is listed by the U.S. Climatological Service as the mildest in the United States, and has been listed by the American Medical Association as one of the healthiest to live. Oceana is within minutes of just about anything you may need: churches, shopping centers, doctors, hospitals, colleges, etc. It is within the city of Oceanside, which offers you police and fire protection, and public transportation to and from Oceana. We are also in good proximity to air, rail, and long-distance bus transportation. Oceana offers a wonderful, healthy, and attractive way of life created for you only after extensive survey.
